Asphalt Overlay: A Brand New Surface for a Fraction of the Cost

Get a brand new, jet black asphalt driveway or parking lot without paying for a full replacement. An asphalt overlay lays a smooth, durable, brand new surface directly over your existing pavement, and most jobs are finished in a single day. You keep the base you already paid for and skip the excavation, the demo, and the hauling bills that come with a tear out.

What is it

What an Asphalt Overlay Actually Is

An overlay is a new layer of premium hot mix asphalt paved and compacted directly over your current surface. We clean and prep everything down to bare pavement, fill the cracks, level the low spots, cut clean transitions at your garage apron and the road, then bond the new layer to the old one with a commercial tack coat.

The result looks, drives, and performs like a brand new installation, because the surface is brand new. The difference is that we did not spend two days and several thousand dollars digging out a base that was still perfectly good. If your foundation is solid, an overlay is the smartest money you can spend on your pavement.

Why Armored Asphalt

Why Customers Choose an Overlay

Most property owners assume a rough, gray driveway means a full replacement. It usually does not. Here is what an overlay gets you.

Save 40% to 50%

No excavation, no demo, no hauling the old material away. Cutting those three line items out is where the savings come from.

Brand New Look and Feel

Jet black, smooth, and even. It looks, drives, and performs exactly like a brand new asphalt installation.

Done in 1 Day

Most driveways and small lots are cleaned, prepped, paved, and compacted in a single day. Minimal disruption to your home or your business.

Immediate Curb Appeal and Value

Nothing changes the look of a property faster than fresh black asphalt out front. Instant upgrade for a home or a commercial lot.

Is it right for you

When Is an Overlay the Best Option?

An overlay is the right call in most cases, but not every one. Here is when it works.

  • Your asphalt looks gray, oxidized, rough, or weathered.
  • You have surface cracks or minor wear, but the foundation underneath is still solid.
  • You want a long lasting new driveway or parking lot without paying for a full tear out.

If we get out there and find the base has failed, we will tell you straight. Paving over a bad foundation wastes your money and ours, so we will quote you a full replacement instead and explain exactly why.

Our process

How We Do It

Five steps, one crew, one day on most jobs.

Step 1

Clean and Prep We power clean the entire surface so the new asphalt has something clean to bond to. Dirt and loose material are the number one reason overlays fail early.

Step 2

Fill and Level Cracks get filled and low spots get leveled out so the finished surface sits at an even grade and sheds water the way it should.

Step 3

Cut Clean Transitions We cut flush transition joints wherever your pavement meets the garage apron, concrete, and the road. No lips, no bumps, no tripping edge.

step 4

Bond It Down We apply a commercial bonding glue, called a tack coat, so the new layer locks permanently to the old surface instead of sitting on top of it.

step 5

Pave and Compact A brand new layer of premium hot mix asphalt goes down and gets heavily compacted. That compaction is what makes it last.

COMMON QUESTIONS ABOUT ASPHALT OVERLAYS

Straight answers on cost, timeline, and whether your surface is a candidate. If your question is not here, call and ask.

How much does an overlay cost compared to a full replacement?
Most customers save 40% to 50%. The savings come from skipping excavation, demolition, and hauling the old material off site. We measure on site and send a written quote with thickness, materials, and timeline spelled out.
Most residential driveways and smaller commercial lots are done in one day. Larger lots may run two days depending on square footage and phasing.
If the surface is gray, rough, or has surface cracks but the base underneath is still solid, you are a candidate. We check base condition and drainage during the free estimate and tell you honestly either way.

With a solid base underneath and sealcoating every few years, expect performance in line with a new installation. Michigan freeze and thaw cycles are hard on pavement, and proper compaction and drainage are what carry it through.

Foot traffic after 24 hours, vehicles typically after 48 to 72 hours. Avoid parking in one spot or cranking your wheels while sitting still during the first month of curing.

Yes. Overlays are one of the most cost effective moves a business can make on an aging lot, and we phase the work so you stay open.
